What type of tenancy agreement is used and how binding is it?

Since 1 May 2026, new assured tenancies in England are Assured Periodic Tenancies (APTs) rather than Assured Shorthold Tenancies (ASTs). Existing qualifying ASTs also automatically became APTs on this date.

Your tenancy agreement is a legally binding document and sets out the terms of your tenancy, including your responsibility to pay rent. As an APT is periodic, there is no fixed end date; the tenancy continues on a rolling basis until it is legally ended.
