If you’re experiencing an urgent issue that poses a safety risk or could cause significant damage, such as a major leak, no heating/hot water in winter, electrical faults, or a security issue, please contact us immediately on 01376 348114 or 01245 981222 (you will be required to leave a message out of hours).

This is not a 24/7 serviced line, but we will respond to voicemails out of reasonable hours when we can. Please also send an email with the details of the emergency, including any photos you feel might be helpful. All landlines are diverted to a mobile that is on duty outside opening hours at reasonable times.

In the event the emergency is not being responded to, firstly you must be sure it is deemed an emergency and not something that can wait until the next working day. An emergency tends to be something that could damage a property and be beyond your capabilities to stop what is happening.

Please remember that most emergency callouts are treated in away to stop what is happening and normally does not include the repair. i.e turn the stop cock off to stop a water leak, but not necessarily deal with the repair until the next working day.

    Emergency Issues

    Gas Leaks

    Gas leaks; You must call Cadent on 0800 111 999 to report this immediately and they will respond and action.

    Should you feel it does need a contractor and cannot wait then you will be required, as the tenant, to call out a suitable contractor and seek *Reasonable reimbursement. However, you should check the costs of such callout charges and be happy if you were paying for the bill yourself as some contractors will overcharge for callouts so please be aware. If we feel the amount charged is unreasonable then you could be liable for some of the costs. *Reasonable charges for weekend callouts would be around £100.00 callout charge. You also could be responsible for the full callout charge if we feel it did not need an emergency callout after you taking some minor actions.

    Water Leaks

    Water leaks from mains water can be dealt with by turning off the water supply either at the stop cock in the property or at the actual water meter and then, importantly, run all the taps to drain the water from the system. Please Mop up as much of the water as possible to protect the property, awaiting a contractor.
