Property management

We have in office experiences staff to handle your property management, ensuring clear communication and consistent, effective day-to-day management and firsthand knowledge of your property.

Contractors

We use a trusted panel of fully qualified, insured, and vetted contractors, ensuring all works are completed safely, compliantly, and to a high professional standard. We are also price sensitive when selecting our contractors and as agents do not take any percentage on top of the invoiced amount. What we are charged by the contractor you pay that single amount.

Rental valuations and yearly monitoring.

We conduct regular rent reviews using current market evidence and manage negotiations professionally to achieve the best possible rental value while remaining compliant with legislation.

Rent collection and rental arrears management

We collect rent on your behalf and manage arrears proactively, following clear procedures to resolve issues early and minimise disruption. Rental Protection and legal cover can be supplied through our chosen insurer; this will give you peace of mind your investment is protected.

Contractor payments and other property invoices

We manage the payment of approved property related invoices, ensuring contractors are paid promptly and full records are maintained for transparency, providing you with monthly statements and copy invoices.

Property compliance documentation

We arrange and manage all required annual safety inspections, including gas and electrical compliance, ensuring your property meets statutory obligations.

Property visits

We carry out regular property visits to monitor condition, identify maintenance issues early, and ensure the property is being looked after in line with the tenancy agreement. This is an in-office service, ensuring your property is seen in most cases by the same individual, or someone with experience.

Check outs

At the end of the tenancy, we complete a comprehensive check-out report, comparing the property’s condition against the inventory to support a fair and accurate assessment. Back up photos and video walkthroughs are provided.

Deposit and deciding on deductions

We manage deposit negotiations professionally, ensuring deductions are fair, evidence-based, and compliant with deposit protection legislation.

Deposit disputes

Where disputes arise, we liaise with the relevant deposit protection scheme and manage the process on your behalf, providing full documentation and evidence.

Utilities notification

We assist with utility management at the start and end of tenancies, including meter readings and notifications, to ensure a smooth transition and reduce disputes. Having this in places is important that you only pay for your void period and all tenants are responsible until the end of tenancy. Forwarding addresses are all provided to the suppliers.

Smoke alarms & carbon monoxide checks

We ensure smoke and carbon monoxide alarms are installed where required and checked in line with current legal requirements, supporting tenant safety and compliance, each are checked and logged on each inspection.
